The downstairs renovation is ramping up. I made some room in one of the garages to store some tenant stuff that was previously stored downstairs.

The plumber visited today to mark out the location of the main drain. The exact layout of the bathroom needs to be determined and then there will be some jack-hammering to reveal some of that drain pipe.

I have hired a crew to do hazmat removal. This will get done this month. Basically; old drywall and lino. The electrician starts Feb. 1st. This will be quite involve.
- new power from the road
- new breaker box upstairs (separate power for upstairs/downstairs)
- total rewire downstairs
Girls
The girls are back to school.
There has been considerable discussion with Maggie about university applications. She has submitted for the University of Victoria and will probably submit to Western, Queens and Concordia. All for ‘business’.
Molly has been studying for her written drivers test. Her 16th birthday is imminent and she (and all of us) wants to get on it ASAP.
Both have expired US and UK passports and soon-to-expire Canadian passports. Needs to get them all refreshed.
Mavis
Mavis very much still has puppy brain but is growing super fast. She hardly pauses when out for a walk in the forest so taking a picture of her is a fleeting possibility.

Home
The septic started to back up again. We had it pumped about 3 years ago so I was surprised. The septic guy came and sorted it out. The filter got clogged (a variety of things) and that backed stuff up into the main drain which developed another blockage (grease). Result? A $300 bill and a family chat about what can go into the drains.

New Years
We kept New Years super low key. Valerie and I were not happy that Maggie attended a party.
Farm
Finally got permission to remove the trees that fell at the Farm. This took almost a year! Now we have to figure out exactly how to go about removing them. Its not like we need any firewood.
I asked the surveyor to provide some ‘shape’ files that I could share with the Province. The survey is for my reference but I could so no harm in passing them along.
Coding
I have been coding about 50% of my time. I split this between Merva and the home office. A bit slow going but constant progress.
Well, you certainly captured an EXCELLENT picture of Mavis in the forest. I LOVE IT !!
